The property was established in 2004 as a bed & breakfast with just two rooms. Over the years, it has undergone several renovations, expanding to accommodate more rooms and continuously adding comfort and amenities to make guests' stays functional and enjoyable, aiming to make them feel at home. Check-in is automated to provide flexibility with no set times. We offer a self-service breakfast with all necessary supplies provided, keys are provided, and there is laundry facilities available. We do not perform daily room cleaning but leave everything necessary at guests' disposal.
In addition to the rooms, the Residenza also offers you the choice between two apartments.
These accommodations are located at the same address as the Residenza but have a separate entrance from the garden and offer a different treatment.

CANCELLATION POLICY AND PAYMENT METHODS for bookings made through the official website and email:
To confirm the reservation, advance payment is required via credit card or bank transfer. Booking directly through our website requires payment by credit card. For any other needs, please contact us in advance.
If the reservation is cancelled up to 7 days before the scheduled arrival date, no charge will be applied and any amount paid will be refunded. Cancellations made beyond this period or no-shows will be charged 100% of the entire reservation. Guests who depart early for any reason are liable for the full cost of the missed nights.
CHECK-IN TIMES:
Currently, we offer a self-check-in procedure for all our guests. Please provide us with your documents (one for each guest) and billing details in advance. You will receive a code with instructions to retrieve the keys and access your room independently. Please inform us of your expected arrival time so that we can prepare the rooms accordingly and check if it is possible for us to be present upon your arrival. Otherwise, you will find all the necessary information for your stay in the room and a privacy form to fill out and leave in the room.
LOCATION:
The city centre is a 10/15-minute walk away. Please note that on the way back, you will need to walk uphill for approximately 400 metres to return to the property. Further information is available on the "how to get here" page.
PETS:
We love animals and welcome them free of charge. Many of our guests stay with their dogs or cats. For the safety and respect of the animals, dogs must not be left unattended in the garden without supervision, and please do not leave them alone in the room for more than 2/3 hours. Please consider your love for pets before booking, as we also have two very affectionate dogs living with us (our dogs are not allowed in guest spaces but may be encountered in the garden).
MEALS:
The reservation price does not include any meals. In the rooms, we provide a kettle with a selection of teas and herbal infusions, coffee machine, mini-fridge, and everything necessary for a self-service breakfast. Additionally, guests have access to a corner with cold drinks, microwave, biscuits, and snacks.
CLEANING:
Daily cleaning is not provided. We are always available for breakfast supplies (new supplies are always available daily in the common areas), linen change, or any other needs. There is also a washing machine with a drying rack and iron available, along with some cleaning products you may need.
VERONA CITY TOURIST TAX:
The City of Verona applies a tourist tax (2.50 euros per person per night), not included in the room rate and payable in cash at check-in. All information is available on the City of Verona website.
NOTE FOR RETURNING GUESTS:
Since January 2018, the first floor has been closed. Therefore, buffet breakfast, common lounge, terrace, and kitchen facilities are no longer available.
